The debt servicing capacity answers the core question of each lenders: Can this borrower service interest and repayment permanently?

How is the debt servicing capacity calculated?
The basic calculation is simple: sustainable income minus sustainable expenditure = freely available cash flow for the debt service. Real estate investors include: rental income (adjusted for vacancy and default risk), management and maintenance costs, existing debt service, taxes and – in the case of natural persons – private obligations. lenders expect conservatively: with stress surcharges on the interest rate, flat-rate management costs and without one-time special income.
debt servicing capacity and DSCR – two angles
The DSCR Measures property-related whether an individual property carries its financing. The debt servicing capacity looks at the entire Borrower – Including all properties, income and obligations. A portfolio can property-wise show solid DSCRs and still fail at the overall debt servicing capacity, for example, if several follow-on finances become due at the same time. Professional property investors therefore actively control maturity profiles and fixed-rate period.
Leverage for improving the debt servicing capacity
- Structure: Long-term Maturities, adjusted amortisation, bullet tranches for project phases without cash flow.
- Interest rate protection: fixed-rate period and Forward loans Stabilise the debt service.
- Portfolio order: Refinancing Expensive old loans, bundled over one Portfolio financing.
- Preparation: Comprehensible cash flow invoices and clean documents – often the difference between rejection and commitment. This is where we go with the Initial assessment an.
Frequently asked questions
debt servicing capacity – briefly answered
What should a debt servicing assessment include?
All sustainable income, including adjusted rental income and any other relevant earnings, less operating expenses, maintenance, existing debt service, taxes and, for individuals, living costs. The remaining surplus must cover the new debt service with a buffer.
Does lenders calculate the current interest rate?
Usually more conservative: with stress rates above the contract interest rate and flat-rate cost estimates. In this way, it is checked whether the financing remains sustainable even in the event of an increase in interest rates and rent loss.
What to do if the debt servicing capacity is not enough?
Adjust structure: reduce repayment, extend maturity, install bullet tranches, increase equity or refinance expensive old loans. Often it fails less on cash flow than on an inappropriate structure.
