Buying Property in Morocco: Agadir and Marrakech

300 sunny days, four flight hours from Germany and purchase prices far below European coastal locations: Morocco is the underestimated market for owner-occupiers, overwinterers and landlords. We accompany your purchase in Agadir and Marrakech – German-speaking, with title checks and verified partners on site.

Buying Morocco Property – Advice for Agadir and Marrakech
Why Morocco

What speaks for property purchase in Morocco

Morocco combines proximity and exoticism like hardly a second country: reachable from Central Europe in less than four hours, politically relatively stable, with a growing middle class and a tourism sector that reports new records year after year. For buyers from Germany, this means: Real usability – the apartment in Agadir is holiday residence in winter and rental property in the rest of the year.

The entry-level prices make the difference: sea-view apartments in Agadir or stylish apartments in Marrakech often cost a third of comparable Spanish or Portuguese locations. At the same time, Morocco is not self-sufficient: title quality, notary process and foreign exchange rules determine the security of the investment – here, a serious purchase is separated from expensive gut feeling.

  • Full acquisition of residential properties for foreigners, notarial with land register entry.
  • Low entry prices with solid tourist demand in Agadir and Marrakech.
  • secured retransfer; if the purchase is registered correctly under foreign exchange law – we pay attention to this.

Purchase process

This is how the property purchase in Morocco proceeds

The process is similar to the French system – with the notary as the central authority. Realistic time frame: six weeks to four months.

Step 01

Property & Title Check

Selection, visit, then the crucial question: Is there a clean Titre Foncier? Without a reliable title, no negotiation.

Step 02

Pre-contract (Compromis de Vente)

Notarial pre-contract with customary deposit of 10 % to the other account of the notary – never directly to the seller.

Step 03

Currency account and payment

Setting up the convertible Dirham account, transfer and foreign exchange registration of the investment – the basis for the later return transfer.

Step 04

Purchase Contract and Entry

Main notary contract, payment of registration fees and entry into the land register (Conservation Foncière) – the property belongs to you.

German accompaniment: We coordinate notary, translator and partner on site and accompany every step – on request, including power of attorney solution, if you do not want to travel for every appointment.

Title and foreign exchange

The Two Issues That Determine Your Safety

1. title quality: Morocco knows two worlds – the modern, state-registered Titre Foncier with land register entry and the traditional Melkia, an unregistered proof of ownership. For foreign buyers, the rule is straightforward: purchase only properties with registered title. Before you sign, we work with the notary to check the title for encumbrances, inheritance claims and boundaries.

2. Foreign Exchange Law: The dirham is not freely convertible. Anyone who brings in the purchase price correctly via a convertible account and registers the investment with the foreign exchange authority (Office des Changes) can legally transfer sales proceeds and rental income back later. Anyone who buys “by the system” locks up his capital. We set these courses at the beginning – not when it is too late.

Costs

Purchase costs in Morocco: transparently calculated

The total additional costs are around 6–9% of the purchase price — depending on the property type and notary’s fees. Ongoing expenses remain moderate: local housing and municipal service taxes (Taxe d’habitation / Taxe de services communaux) are relatively manageable for holiday properties. Water, electricity and any residential service charges are generally below German levels.

Relevant for landlords: Rental income is subject to Moroccan income tax with allowances and lump-sum discounts; the double taxation agreement with Germany regulates the crediting. The binding classification is carried out by your tax consultant – we provide reliable figures for each property.

Frequently asked questions

Morocco real estate – briefly answered

How safe is buying property in Morocco?

Registered title, completion through a notary and correct foreign-exchange registration provide important safeguards. The process resembles the French system. Risks commonly arise where one of these elements is missing.

Can I rent my property in Morocco?

Yes – long-term rental as well as tourist rental; for the latter, registration requirements apply depending on the city. We connect administrators on site, who take over rental, guest care and billing.

Are there financing for the purchase in Morocco?

Moroccan banks finance non-residents only to a limited extent and in Dirham. More common are equity or the Loaning of existing German real estate – We clarify the structure with you.

Riyadh, new-build apartment or villa – what makes the most sense?

It depends on your objectives. New apartments in Agadir or Guéliz tend to be easier to maintain and let. Villas provide space and a pool for personal use. Riads offer distinctive character but require more hands-on management. We assess the options against your budget.
