DSCR: Formula, Benchmarks and Interpretation
DSCR is a central cash flow metric in investment property finance. It shows how comfortably a property’s income covers its debt service.

How is the DSCR calculated?
DSCR = Net Operating Income (NOI) ÷ debt service (interest + principal repayment). For example, a apartment building generates €240,000 according to management costs per year; the loan costs €200,000 debt service. The DSCR is 240,000 ÷ 200,000 = 1,20. Below 1.0, the property’s income no longer covers debt service.
Which DSCR values do lenders expect?
- Living, stably rented: Often accepted from 1.10.
- Commercial and Mixed-Use: typically 1.20–1.30, depending on tenant creditworthiness and the remaining lease term (WAULT).
- As Covenant: a minimum DSCR is often measured on an ongoing basis; undershooting triggers legal consequences.
The DSCR directly affects the maximum loan amount: the higher the interest or repayment, the fewer loans carry the same cash flow. It complements it with the LTVLooking at value instead of cash flow – lenders always check both dimensions.
DSCR too low – what leverage is there?
If the DSCR is below the target, structural countermeasures can be taken: longer Term or lower principal repayment, an interest mix over several tranches, partial principal repayment with Equity or a combination of Senior loans and final subordination. Which variant carries depends on the property and strategy – that’s exactly what we check for investment property finance and refinancingbefore lenders are addressed.
Frequently asked questions
DSCR – short answer
What Is a Good DSCR Value?
A ratio of around 1.20 or more is generally considered sound. Some lenders finance residential properties with stable rents from 1.10, while commercial properties more commonly require 1.20–1.30. A higher DSCR provides a larger buffer against rental shortfalls and rising interest costs, which can support better terms.
How are DSCR and debt servicing capacity different?
DSCR is a property-level ratio comparing property income with debt service. Debt servicing capacity considers the borrower’s overall financial position, including other income and obligations.
How to improve a too low DSCR?
Over lower principal repayment, longer maturity, more favorable interest rate structure, more equity or a multi-level capital structure with terminal subordination. Rent increases and cost optimization in the property also have a direct impact on the DSCR.
