Your goals. Your portfolio. Finance that looks ahead.
From an individual acquisition to a growing portfolio

Portfolio growth starts with the right capital structure

You have found an attractive property, but much of your equity is already tied up in your portfolio. Alternatively, financing the next acquisition would commit too much of your available cash. This is where we can help.

The Alternate Immobilien GmbH structures and arranges finance through its division Alternate Capital for professional property investors. We assess the proposed acquisition alongside your existing assets, loans and growth objectives.

How much equity is required? Which assets are already pledged as security? Which structure leaves room for further investment? These questions help us develop a financing approach suited to your holding strategy and the financial capacity of your portfolio.

Our aim: Expand your portfolio while retaining liquidity for future opportunities, maintenance and reserves.

Use equity purposefully

More capacity for the next acquisition

Equity-efficient financing means deploying your funds deliberately. The interaction between liquidity, ongoing debt service and long-term flexibility is central.

01 · Structure the acquisition

Avoid tying up equity unnecessarily

We assess financing against the purchase price, property condition and income. Alongside interest, we consider principal repayments, the term, acquisition costs and necessary investment. This clarifies the actual equity requirement.

02 · Include the existing portfolio

Assess available borrowing capacity

Principal repayments or improvements to a property can create additional financing capacity. Additional borrowing or Refinancing may release further liquidity. The lender’s valuation, existing obligations and debt servicing capacity are decisive.

03 · Plan ahead

Prepare for sustainable growth

The next acquisition should fit your wider strategy. We consider unpledged security, upcoming loan maturities and future purchases. We also assess when linking properties within a facility is appropriate and where flexibility should be preserved.

A consideration for your decision: Using less equity can mean higher financing costs and debt service. We assess these effects alongside your available liquidity reserves.

Residential and commercial property

Grow your portfolio with finance suited to the asset class

We support professional investors and portfolio owners with individual acquisitions and wider portfolio growth. Financing is tailored to the property’s use and your business model.

Residential property

Expand your residential portfolio systematically

Apartment buildings, residential developments and housing portfolios often form the core of a long-term investment strategy. We assess rental income, vacancies, operating costs and planned refurbishment. Energy improvements and the necessary reserves also belong in the appraisal.

Whether the next Apartment building or a larger portfolio acquisition, we help align the purchase with your existing assets and long-term holding strategy.

Commercial property

Finance commercial assets with a long-term perspective

For offices, retail, logistics and mixed-use properties, we assess financing in the context of the asset and tenancy profile. Lease terms, tenant creditworthiness, location and re-letting prospects are important factors.

We assess which Commercial real estate finance suits the acquisition, further development or long-term ownership. Planned alterations and letting periods are considered from the outset.

Financing options

The right finance for portfolio growth

We select financing options according to your plans and approach suitable banks and alternative lenders. The property, amount required, security and repayment strategy guide the choice.

Investment property finance

Individual property or portfolio finance for rented residential and commercial assets. The term and principal repayments are aligned with rental income and your holding strategy.

Senior loans

First-ranking finance can form the foundation of an acquisition. We assess how it fits within your existing capital structure.

Whole loans

Integrated debt funding from one provider may suit certain acquisitions or transitional periods. Costs, the term and subsequent refinancing must fit the plan.

Mezzanine capital

For suitable projects, subordinated capital can complement the financing and reduce the equity contribution. Coordination with the senior lender is essential.

Bridge finance

Funding for a limited transitional period, such as between acquisition and long-term investment property finance. A credible repayment or follow-on financing plan is essential.

An illustrative application

Your existing portfolio can support the next stage of growth

An investor owns several rented properties and plans another acquisition. Most of the investor’s equity is tied up in the portfolio, while existing loans have been partly repaid and some buildings refurbished.

We first assess the existing financing, rental income and property values. We then consider whether the acquisition can be financed separately and whether additional liquidity could be released from the existing portfolio.

We keep the overall portfolio in view: what additional debt service can it support, which reserves remain, and which security would be committed rather than available for later steps? This provides a clear basis for lender assessment.

Illustrative process. The structure that can be implemented depends on the individual assessment.

Frequently asked questions

Portfolio growth and property finance: your questions

How does Alternate support the growth of my property portfolio?

Alternate Immobilien structures and arranges finance for acquiring and expanding residential and commercial portfolios. We assess proposed purchases alongside existing loans, security and equity, develop an appropriate approach and contact suitable lenders.

What does equity-efficient property finance mean?

It means deploying your funds purposefully and reducing avoidable capital commitments. Depending on the project, options may include adjusted debt funding, additional security or complementary financing. This does not remove the need to assess debt servicing capacity or maintain sufficient liquidity reserves.

Can I use capital from existing properties for further acquisitions?

Where sufficient borrowing capacity exists, additional borrowing or refinancing may release liquidity. This requires, among other things, an acceptable valuation, sustainable income and a workable security structure. An increase in value alone does not create an entitlement to further lending.

Do you support both residential and commercial property?

Yes. We support professional investors in residential, commercial and mixed-use assets. Individual properties and portfolios are assessed by use, rental income, location and investment plans. For commercial assets, lease and tenant profiles are particularly important.

What financing amounts and regions do you cover?

For portfolio growth, a useful starting point is usually a financing requirement of approximately €750,000 per project or portfolio. We support projects throughout Germany. Projects in Austria and Switzerland are assessed individually according to the property, amount and available lenders.

How do I enquire about my next acquisition?

Use the initial property finance assessment form. Include location, use, purchase price or valuation, funding requirement, equity and timetable. Describe your existing portfolio if it is to form part of the financing. We will then agree the next steps with you.
