Fixed Borrowing Rate Periods: Duration and Strategy

The fixed borrowing rate period decides how long your condition is guaranteed – and when the interest rate risk comes back to your desk.

Last updated: 18 July 2026 · Reviewed by Jürgen Kronawitter

In brief: The fixed interest rate period is the period for which the borrowing rate of a loan is contractually fixed – usually 5, 10 or 15 years. During the bond, the rate is guaranteed; at expiration, the remaining debt must be reconditioned. After ten years, there is a statutory special termination right (§ 489 BGB).

What does the fixed borrowing rate period mean in concrete terms?

Within the fixed-rate period, the lenders cannot adjust the interest rate – calculation security for the Borrower, interest rate risk at lenders. For this, the early repayment is limited: Who repays within the bond, usually owes a early repayment charge. Important: The fixed-rate period is not the Loan term – the loan continues after expiration with new condition until the remaining debt has been repaid.

Tie short or long? The decision logic

  • Long commitment (10–15+ years): Maximum planning reliability – suitable for long-term property investors and scarce DSCR-Buffer; surcharge depending on the yield curve.
  • Short binding (3–5 years): flexibility for sale, conversion or remortgage – for earlier follow-up risk.
  • Staggered bonds: Portfolio holders mix maturities in order not to put all follow-on finance in the same interest window.
  • § 489 BGB: After ten years from full payment, any longer commitment can be terminated with a six-month period – a valuable one-sided option right of the borrower.

At the end of the commitment: act in time

Twelve to 24 months before expiration, the window for the connection strategy begins: loan renewal with the existing lender, rescheduling in a market comparison, or Forward loans for early interest rate protection. We organize this comparison for properties and portfolios within the framework of Refinancing – before the inventor praises the convenience.

fixed borrowing rate period – briefly answered

What is the difference between fixed borrowing rate period and fixed-rate period?

In principle only against early repayment charge – exception: the special termination right according to § 489 BGB ten years after full payment with six months deadline as well as legitimate interest (e.g. B. Sale) against compensation.
