Duration, fixed-rate period, amortization – the terms neatly separated
For real estate loans, three periods run side by side: the Contract duration the loan, which: fixed interest rate period (only for this period the interest is fixed) and the arithmetic Total amortisation – for 2% initial repayment, the full cancellation of a debt Annuity loan depending on the interest rate good 25 to 35 years. If the fixed-rate period ends before the repayment, follow-on finance by loan renewal or remortgage.
Typical maturities by type of financing
- investment property finance / Senior Loan: 5 to 10 years fixed-rate period, partly longer – ongoing repayment from cash flow.
- Project development / Property development finance: 18 to 36 months, final – return from sales proceeds.
- Bridge loan / Interim finance: 3 to 24 months – Repayment from a defined follow-up event.
- Mezzanine capital: Usually project-accompanying 12 to 48 months, final.
Choose the duration strategically
The right duration follows the business plan: Who wants to sell in three years, should not commit ten years – otherwise threatens a early repayment charge. Who holds long-term, hedges against interest rate rises and stabilizes the Debt servicing capacity. Portfolio holders deliberately stagger maturities to avoid lump risks in follow-on finance.
