Credit Ratings: How Lenders Assess Property Borrowers

The credit rating translates credit rating and project risk into a risk class – and this class determines margin, leverage and capital requirement.

Last updated: 18 July 2026 · Reviewed by Jürgen Kronawitter

In brief: The Credit rating is the systematic risk classification of a borrower or financing by the lenders. It condenses quantitative factors (annual financial statements, cash flow, key figures) and qualitative factors (track record, market, management) into a rating class that codecides on credit decision, margin and required collateral.

How does a credit rating arise in real estate finance?

Banks use internal rating procedures that are enshrined in supervisory law (Basel/CRR): the worse the rating class, the more equity the bank has to hold for the loan – and the more expensive the margin becomes. The assessment shall include:

  • Quantitative: financial statements, assets and liabilities; Debt servicing capacity, property characteristics such as LTV and DSCR.
  • Qualitative: Sponsor experience and track record, quality of documents, market and location risks, tenant structure.
  • Conduct: Account management, payment discipline, compliance with requirements from existing commitments.

Rating vs. Creditworthiness vs. Scoring

The Creditworthiness is the test result in individual cases (“creditworthy: yes/no”), the rating the finer scale behind it. External ratings of agencies only play a role in capital market financing of large property investors; in the project and medium-sized business, the internal rating of the respective lenders counts – and this varies depending on the company.

Actively improve the rating

Because each institution weights differently, the selection of the appropriate the lender is a rating lever in itself. In addition: complete, plausible documents (the underestimated factor), comprehensible business plans, clean project company structures and realistic value approaches. We prepare funding requests within the framework of the Debt advisory so that they pass the rating process – and place them at addresses whose lending criteria matches the risk profile of the project, Senior loans up to Commercial financing.

Frequently asked questions

Credit rating – briefly answered

What role does the credit rating play for the conditions?

One central point: the rating class controls the bank’s capital base and thus directly the margin. Between good and medium rating classes are often noticeable interest rate differences – for identical properties.

Can I improve my credit rating as a real estate entrepreneur?

Yes: current, complete financial statements, comprehensible liquidity planning, clean property documents, realistic business plan and payment discipline. The choice of lenders also works – each house weights differently.

Does a weak rating automatically mean a rejection?

No. It shifts financing to other structures: more equity, lower expiry, additional collateral or alternative lenders with a different risk appetite – for example, debt funds instead of Pfandbriefbank.
