Why a Real Estate Finance Intermediary Makes a Difference Today

The days when the existing bank financed every real estate project are over. Increased interest rates, stricter capital requirements and regulatory requirements have changed lending: banks are looking more selectively, decision-making is longer, and many projects today need multiple sources of capital at the same time – such as one Senior loans plus Mezzanine capital for the equity gap.

A specialized real estate loan broker knows the current requirements of the lenders, knows which address finances which risk profile and prepares inquiries in such a way that they are efficiently verifiable. This saves time, prevents cancellations due to avoidable form errors – and gives you comparison offers that you alone would hardly receive. More about when this is worthwhile, read in the guide “Real Estate Loan Intermediary – Makes Sense?”.

  • Market access: Banks, debt funds, family offices and institutional lenders from one network.
  • Structuring competence: appropriate combination of first-ranking capital, subordination and own funds.
  • Negotiating position: professionally prepared documents and parallel addressing of suitable addresses.

Frequently asked questions

Financing – briefly answered

What does it cost to arrange real estate finance?

The remuneration is dependent on success and depends on the volume and complexity of the financing. It is agreed in writing before the start of the cooperation – at no cost for the initial estimate.

Does the intermediary replace the bank?

No. We mediate and structure – the capital comes from banks, debt funds, family offices or other institutional lenders. Our task is to find the appropriate address and make the request verifiable.

How long does a financing commitment take?

This depends on the type of financing, document quality and lenders. Bridge and whole loan structures can often be implemented in a few weeks, classic bank financing takes longer. You will get a realistic schedule with the initial estimate.

Do you work with fixed lenders?

We are unbound and select the addresses for each project from the network whose purchase criteria fit. This keeps the competition for your financing open – and improves your conditions.

Independence

Real Estate Finance Intermediaries: Why Independence Counts

The most important value of a real estate finance intermediary is its independence. If you are not tied to a single lender, you will choose the address for each project from the entire market whose lending criteria fits best – bank, debt fund, insurer or family office. This unbinding keeps the competition for your financing open and has a direct impact on margin, expiration and secondary conditions.

A tied agent sells the product of his home; an independent real estate finance broker is looking for the best solution for the customer. This difference is particularly evident in difficult constellations: When the existing bank cancels, this rarely means “not financeable”, but only “does not fit into our grid”. Alternative lenders think differently – you just have to know them and address them correctly.

In addition, there is the transparency of the remuneration: performance-related, pre-agreed, without hidden surcharges on the condition. Thus, the interest of the broker for real estate finance remains congruent with that of the customer – a deal on good terms. It is on this basis that we work for property developers, property developers, investors and property investors throughout the Germany, Austria and Switzerland.
