How does the mortgage rate arise?
Lenders refinance real estate loans on the capital market – via Pfandbriefe, deposits or swaps. On this base rate, they add a margin that reflects the individual risk. The main drivers:
- loan-to-value ratioLTV): The higher the expiry, the higher the margin – often in stages (60 %/80 %).
- fixed-rate period and Term: Longer tie costs ups or downs depending on the yield curve.
- Property and location: Asset class, condition, third-party usability, lease status.
- Credit quality and cash flow: Creditworthiness the borrower; and DSCR of the property.
Why Interest Rate Comparisons Work Differently for Professionals
Unlike in private customer business, there is no price list for commercial real estate finance: each condition is the result of a case-by-case examination and – crucially – of the competition under lenders. The same request can generate noticeably different margins depending on the addressee, because each bank, each debt fund and each insurance company has its own lending criteria. A professionally prepared financing case, placed in parallel at suitable addresses, improves the interest rate measurably more than any negotiation with the existing bank alone.
