Loan Renewal: Follow-On Finance with the Existing Lender

The extension is the most convenient way of follow-on finance – but rarely the cheapest if it is signed without a market comparison.

In brief: The loan renewal is the extension of an existing real estate loan with the previous lenders after the expiration of the fixed-rate period: Only the interest rate is newly agreed, contract, collateral and land charge remain. It is fast and low-cost – its price arises if the offer is not compared with the market.

How does a loan renewal work?

Towards the end of fixed interest rate period — legally no later than three months before expiry, and commonly three to six months in advance — the lender offers renewal terms for the outstanding balance: a new fixed-rate period, interest rate and, where appropriate, adjusted principal repayments. Acceptance allows the loan to continue, largely avoiding a new notarial process, land register changes and a full credit reassessment. This convenience can come at a price: renewal terms may be less competitive than a new loan elsewhere.

Loan renewal, refinancing or a forward loan?

  • Loan renewal: same bank, minimal effort – useful if the condition is actually competitive according to market comparison.
  • remortgage: Change of the lenders – worthwhile if the interest advantage exceeds the exchange costs (debt assignment, processing); almost always worth checking for larger volumes.
  • Forward loans: Interest rate hedge already years before expiration – as a rollover at the existing lender or as a forward debt conversion.

Negotiating instead of extending: the practice

Documented competition is a strong negotiating tool. Credible competing offers can help borrowers negotiate a lower renewal margin or decide to switch lenders. For investors with multiple properties, managing maturities is part of regular portfolio management. We begin lender outreach 12–24 months before expiry and compare renewal, Refinancing Structural alternatives such as Additional borrowing economically side by side.

Frequently asked questions

Loan renewal – briefly answered

Do I have to accept my bank’s extension offer?

No. You can restructure or restructure. The bank must inform at the latest three months before the expiry of the fixed-rate period whether and on what terms it extends – you should take time for a market comparison much earlier.

Are there any costs associated with the loan renewal?

As a rule hardly: land charge and contract remain, notary and land register costs are eliminated. The “hidden” price is in the condition itself, if it is above the market level.

When should I start with follow-on finance?

For professional volumes 12 up to 24 months before the end of the fixed interest rate – enough time for market comparison, forward collateralisation or debt restructuring without time pressure.
