Fixed-Rate Periods: Significance, Expiry and Options

The fixed-rate period determines the timetable of your financing: Your process is both risk and opportunity – depending on how early you manage it.

Last updated: 18 July 2026 · Reviewed by Jürgen Kronawitter

In brief: The Fixed-rate period is the contractually agreed period during which the borrowing rate of a loan remains unchanged – equivalent to fixed borrowing rate period. Usual deadlines are 5, 10 or 15 years. At the expiration of the deadline, the remaining debt is reconditioned: by extension, rescheduling or – forward-looking – by loan.

fixed-rate period and its effect

During the period, the rate and calculation are guaranteed; the interest rate risk lies with the lenders. In return, the early repayment is only against early repayment charge possible. ‘fixed-rate period’ and ‘fixed interest rate period” indicate the same facts; by the Loan term The deadline must be strictly distinguished – the loan does not end with expiration of the deadline, it is repriced.

The deadline: three options

  • loan renewal: Extension at the owner – convenient, but only really cheap after market comparison.
  • remortgage: Changing the lenders – almost always worth checking for professional volumes.
  • Forward loans: Interest hedge up to 60 months before the deadline – against forward premium.

Legal joker: After ten years from full payment, any loan can be terminated regardless of the agreed deadline with six months (§ 489 BGB) – compensation-free.

Portfolio maturity management

Professional property investors treat fixed-interest periods as a control variable: maturities are staggered so as not to have to refinance the entire portfolio in an interest-rate window; deadlines are synchronized with holding and sales plans; the market approach begins 12–24 months before expiration. We take over this maturity management within the framework of the Refinancing and Investment property finance – including parallel investor comparison.

Frequently asked questions

fixed-rate period – briefly answered

What happens if I do nothing at the end of the fixed-rate period?

Usually, the loan turns into a variable interest rate – on terms that are rarely attractive. At the latest three months before expiration, the lenders must inform; you should act much earlier.

Which fixed-rate period is right?

The one that fits the holding period: Sales intention in 5 years speaks against 15 years commitment (early maturity risk), long-term holding with tight cash flow buffer for long hedge. Portfolios scatter deadlines consciously.

Can I change the fixed-rate period during the runtime?

Not unilateral – but negotiable: Some lenders offer extensions for a fee, and from the tenth year, § 489 BGB opens the compensation-free exit.
