Apartment Building Finance: Key Metrics and Structure

The apartment building remains the favorite asset class of German real estate investors – and its financing the decisive craft: Those who master key figures, structure and sets of parameters, buy better and last longer. This guide shows how to finance a apartment building – from the first purchase to the portfolio.

Financing apartment building – Residential house as a capital investment
Key metrics

The four key figures on which each MFH financing depends

  1. DSCR (debt service coverage): sustainable net rental income divided by interest and principal repayments. For residential investment properties, banks commonly expect 1.1–1.3. The glossary explains the calculation: Debt servicing capacity.
  2. LTV (loan-to-value ratio): market standard 60–75 % of value; each point less improves margin – often in clear squadronsGlossary: LTV).
  3. Sustainable rent: It is not the actual rental that counts, but the permanently achievable – with discounts for vacancy, maintenance and administration.
  4. Property and location quality: Condition, energy class and microlocation determine how much future the lender trusts the cash flow.

Practice tip: Assess the property as a bank would before approaching lenders. Conservatively calculating the target property’s DSCR and LTV puts you in a stronger negotiating position and helps identify an excessive purchase price before completion.

Structure

Financing apartment building: fixed-rate period, repayment, expiration correctly selected

fixed-rate period

Security vs. Flexibility

Long bonds (10+ years) buy predictability, short ones keep sales and debt restructuring options open. The choice follows the holding strategy – not the daytime mood of the yield curve.

Eradication

1.5–3% as a corridor

Higher principal repayments reduce risk and the later outstanding balance; lower repayments leave more cash for distributions and liquidity. At a conservative LTV, structures with lower amortisation may also be negotiable.

Leverage

Not maximal, but optimal

The highest LTV is rarely the best: Margin squadrons, covenants and buffers for valuation fluctuations often speak for 5–10 points below the maximum.

Annuity vs. Final

Cash flow design

Annuity loans for long-term investment properties; bullet components for planned sales or condominium conversions. These can be combined to suit the property strategy.

Creditors

Bank is not the same as bank

Regional banks, Pfandbrief banks and insurers offer different LTVs, margins and processes. Comparing lenders is worthwhile even for a single property.

Follow-on finance

Refinancing thinking

Already at the conclusion, the end of the fixed interest rate counts: The 18 monthly timetable is in the guide Refinancing.

Equity

equity leverage: from the first apartment building to the portfolio

Normal market requires the financing of a apartment building 20–35 % equity plus ancillary costs. Those who want to grow quickly reach their limits – and use the levers of the professionals: The Additional borrowing existing properties transforms value increase and repayment into equity for the next purchase; Mezzanine capital replace own funds in special situations which: Bridge finance Secures time-critical purchases.

This creates the portfolio cycle: buy, optimize (rental, cost, energy), re-evaluate, activate reserve, buy again. Each round requires a sustainable financing structure – conservative enough for market fluctuations, flexible enough for the next step. Exactly this balance we structure with you, from the individual property to the Portfolio financing.

For the next purchase, we consider capital requirements, ongoing debt service and liquidity reserves in connection. And we support them in this. Build your real estate portfolio step by step.

Capex and Energy

Renovation and energy efficiency: the new mandatory part of every MFH financing

Energy performance has significantly changed apartment building finance in recent years. Efficiency ratings and refurbishment plans influence mortgage lending value, margins and lending appetite. Poor ratings can lead to valuation discounts; better ratings may provide access to funding programmes or margin benefits through green loans and KfW programmes.

For buyers, this means: Capex plan belongs in the request, not into the drawer. A realistic renovation budget with a schedule costs expiration in case of doubt, but creates trust – and prevents the valuation from tipping later. We structure Capex lines directly into purchase financing: disbursement according to the progress of the measures, replacement via the energy-energy-improved revaluation. Thus, the increase in value finances its own creation.

Frequently asked questions

Funding apartment building – briefly answered

Do banks also finance fully leased properties with low portfolio rentals?

Yes – but the sustainable rent is evaluated, not the potential. Leisure allowances (rental mirror, modernization) only flow into the valuation after implementation; until then, the structure needs buffers.

What documents does the MFH financing request need?

Exposé, tenant list with actual rentals, ancillary costs, information on condition and capex, proof of own funds – and for existing investors the portfolio overview. Sufficient for start-up Initial assessment.

At what size does an MFH qualify as “commercial” financing?

Formally fluent: The decisive factor is less the number of units than volume and buyer profile. From about €750,000 capital requirements, the structures of this website take effect – tested project-related instead of schema-based.

What about mixed-use residential and commercial properties?

Residential and commercial buildings are valued on two tracks; a moderate share of business is usually uncritical. Details about commercial logic: Commercial real estate finance.

Tax and Structure

Financing apartment building: Private person, GmbH or family pool?

The question in which legal structure a apartment building is financed and held affects the financing as well as the tax burden – and it should be decided before the purchase, not afterwards. Because a later change of structure often triggers real estate transfer tax and speculative tax and can break the existing financing.

Buying as a private person is the easiest way: after ten years of holding, the capital gain is tax-free, the financing is uncomplicated, and rental income is taxed at the personal tax rate. For individual properties and long-term holders, this is often optimal. The vermögensverwaltende GmbH (also “Immobilien-GmbH”) becomes interesting as soon as several properties and ongoing purchases come into play: rental income is then only charged with around 15 % corporate tax, as long as the GmbH operates exclusively in asset management – which significantly increases the reinvestment power. The price: no tax exemption after ten years and higher administrative expenses.

For financing, the structure has concrete consequences. Banks rate the GmbH differently than the private person – they check the company balance sheet, often demand personal guarantees from the shareholders and partly calculate other leverages. The family pool, in turn, in which relatives are involved, serves the anticipated succession, but complicates the financing by several borrowers. There is no overall best solution – it depends on the number of properties, investment horizon, family situation and growth plans. We structure the financing according to the chosen legal form and point out at an early stage the points that you should clarify with your tax consultant before the purchase contract is signed.
